　　长沙晚报9月25日讯（全媒体记者 周辉霞）随着原长沙市环卫机械厂影视文化产业园更新项目在第五届湖南旅游发展大会的重点文旅招商项目合作签约仪式上成功签约，远大路239号的这一片老厂房正静待蝶变，可望年内焕发新姿。记者25日从长沙国控集团了解到，这一处年过半百的老厂房将在银河酷娱的加持下，蜕变为一个融影视、文化、数字科技于一体的文旅产业园。

　　原长沙市环卫机械厂始建于1972年，主要从事环卫汽车改装、交通设施生产等，曾是原建设部定点生产环卫专用汽车的骨干厂家，是长沙工业发展的重要见证者。这家企业于2020年注销。2023年由长沙国控集团收购后，交由旗下企业长沙市国有资产经营有限公司（以下简称“长沙国资经营公司”）负责经营。该项目占地面积14421.77平方米，房屋建筑总面积9546.25平方米，因建筑结构老化、设施陈旧等问题，长期处于低效利用状态。

　　为充分挖掘这处资产潜力，长沙国资经营公司对厂区厂房进行了系统性资产排查，对危房进行了加固整治，对厂区基础设施进行改造完善。在项目招引过程中，初步整饬的厂区释放出的宽敞空间、保留下来的工业韵味，精准匹配了银河酷娱影视文创产业的需求，为这一片工业场地的盘活奠定了基调。

　　银河酷娱作为一家深耕文化内容产业的企业，在IP打造与资源整合方面积累了丰富经验，具备从内容创意到产业落地的全链条操盘能力。该公司擅长对文化资源进行系统性整合与价值再造，形成了涵盖内容孵化、IP开发及多维度衍生的高效运营体系。凭借“本土深耕”的基因，银河酷娱也是首批入驻马栏山视频文创产业园的代表性企业之一。此次参与原长沙市环卫机械厂更新改造项目，正是公司将其在内容与文化领域的积淀，转化为实体空间运营能力的重要举措。

　　据项目负责人介绍，该项目计划于年内启动改造建设，预计将于2026年5月启动部分主营业态试运营，10月实现全面对外开园营业。项目将秉持“永续城市记忆，共建日常生活”的核心理念，塑造成具有持续活力的“新型城市文化空间集合体”与“复合型文化消费新场景”。

　　记者了解到，该工业遗址在硬件基础设施方面，将保留厂区历史感的工业建筑，巧妙运用厂区茂盛的香樟树群，同时将配套引入演绎主题餐饮、新型零售等创新业态，提升项目在年轻群体中的影响力和号召力，打造出一个极具场景感、体验感和消费力的空间。

　　在项目内容打造上，银河酷娱将充分发挥其在内容创意领域的资源整合与运营优势，推动工业遗存与当代生活方式的有机融合。更新后的厂区将打造为集内容制作、新零售空间、文化体验与休闲消费于一体的复合型文创社区，不仅涵盖专业拍摄场景、多媒体内容工场等创作功能，更将引入策展型商业、生活方式品牌与公共文化活动，助力片区焕新升级，实现工业遗存与城市生活的创意连接。
